科學園區增就業　周邊房價漲2~5成

【張菱育／台北報導】科學園區帶進就業機會，住宅需求量增加，也帶動房價上漲，據全國不動產企研室觀察，台中、台南科學工業園區周邊房價近2年漲幅分別超過4成、3成，新興的土城頂埔高科技園區急起直追，在交通建設利多下，近2年房價漲幅逾5成。

全國不動產中科福科加盟店店長連美惠表示，在中科不斷帶動就業人口下，近2年房價上漲達4成，周邊新成屋成交價每坪19~22萬元，中古大樓每坪16~22萬元，而中科主管階級偏好美式莊園別墅產品，成交總價3000~5000萬元。此外，區域租屋需求也大，每月租金約1.5萬元，租金報酬率可達3~5%。
